   Hi all. We close on a house in a few weeks and I have been reading this board for about a month without posting. Coming from out of state, two kids, one dog, and a wife who is already worried about the humidity. I have no idea what I am doing so expect a lot of dumb questions from me. Mainly hoping to hear what you wish somebody had told you your first summer here.

   Welcome. Two things. Get on a first name basis with an AC company before you need one, and do not schedule anything outdoors in the middle of the afternoon in August. Everything else you will figure out.

   Also read your covenants before you buy anything for the exterior. People show up here every year annoyed about a letter they got, and nine times out of ten the answer was in the paperwork they never opened.

   "Section 4.2 is pretty clear on this."

   What ages are your kids? That changes the advice a lot. Little ones and you will want to know where the shade is. Older and it is all about who is driving who where.

   There are older threads on here about the first summer, worth digging through. Not saying that to be short with you, some of them are pretty good and they cover more than we will in one thread.
