Ask me anything about villages. Seriously.

- Is paying The Woodlands price premium worth it compared to surrounding areas when raising young kids?
We see young families coming out of Montrose, the Heights, and Rice Village every single week for this exact reason. The price differential outside the Township is real, but you have to look at what creates that gap. Inside The Woodlands, your home value is tied to over 220 miles of connected hike-and-bike pathways, 150+ village parks, dedicated fire/EMS stations, and strict residential standards that protect property values long-term. When you buy outside the boundaries, you often end up in different municipal utility districts with higher MUD tax rates, or in developments that lack the mature tree canopy and integrated park systems. For young kids with two under two, older central villages like Cochran's Crossing, Alden Bridge, or Panther Creek are fantastic because you get established street trees, short drives to elementary schools, and quick access to village shopping centers. Creekside Park is also hugely popular with young families coming from the city who want newer construction, though keep in mind Creekside is in Harris County and feeds into Tomball ISD rather than Conroe ISD.

- Spotted potential copperhead near park edge, safe removal advice
Living adjacent to greenbelts and village parks is one of the main reasons people love buying homes in The Woodlands, but that wooded buffer means wildlife will occasionally cross the lawn line. When showing homes that back up to park trails, I always point out the importance of keeping shrubbery trimmed at least a foot off the ground along the back fence line. It eliminates those dark cool hiding spots right where kids play, while still letting you enjoy the natural backdrop.

- Where are you taking people for brunch lately?
Snooze is fun if your group likes trying stuff. The pancake flight is the move, we did Pineapple Upside Down and Sweet Potato and everyone was stealing bites. Just know the weekend wait can be real, go early.

- Recommendations for pool decking, tile, and coping renovation
From a property value perspective here in The Woodlands, updating dated pool coping, waterline tile, and worn decking is one of the better cosmetic improvements you can make. Buyers in older villages pay close attention to pool condition, and crumbling coping or cracked decking quickly becomes a negotiation point during home inspections. If you are keeping the original pool footprint and just replacing existing tile, coping, and deck surfaces with like materials, you usually do not trigger heavy architectural review, but it is always smart to double-check standards before demo starts. Just make sure any contractor you choose carries verified general liability insurance and outlines a clear cleanup schedule.

Sunday afternoon some vendors start knocking prices down a bit if you're patient

- Battle of the Oaks game: Grand Oaks vs Oak Ridge
Thanks for the game updates everyone. Pam, did you sit on the Grand Oaks side or Oak Ridge side? Parking looked like a absolute nightmare when I drove past earlier in the evening.

- Battle of the Oaks game: Grand Oaks vs Oak Ridge
Did anyone end up going to the Battle of the Oaks game? Grand Oaks built up a pretty massive cushion early on, but Oak Ridge really made a night of it with that second half comeback push. That makes three straight wins in the rivalry for Grand Oaks now. What did everyone think of the matchup?

- Eat This Fast & Fresh opening second location in Creekside
This is great news for Creekside Park. When I show homes down that way, buyers are always asking about nearby restaurant choices and daily conveniences so they do not have to drive up to Woodlands Parkway or Town Center for everything. I have not stopped by their original spot myself yet, so I am also curious to hear what existing customers recommend.

- Heading to the H-E-B Wine Walk at Market Street this year?
Thanks for the feedback. Hector, did you find the food line movement pretty quick early on? I am hoping to get a feel for how much time to budget before meeting clients later in the evening.

- Heading to the H-E-B Wine Walk at Market Street this year?
I am thinking about buying tickets for the H-E-B Wine Walk at Market Street this year and wanted to see if anyone here has gone recently. I know it acts as the final event for the Wine and Food Week season, but I haven't been in a couple of years. How have the food and vendor setups been lately? It is nice that ticket sales go back into funding local arts initiatives and non-profits across Montgomery County, so I do not mind buying tickets if the overall flow and crowds are manageable.

- YMCA Dragon Boat Challenge experience for local teams
Did anyone end up going out to watch or row in the YMCA Dragon Boat Team Challenge this year? Our real estate team was thinking about putting a boat together next time, so I would love to hear how the event went for those who participated or watched. It sounds like a great team-building exercise and a good fundraiser for local YMCA community programs, but I wanted to check how the logistics felt for a local group.

- Cooking oil spill on I-45 main lanes today
I had a client coming up from Spring for an afternoon showing in Cochran's Crossing and we had to reschedule completely. By mid afternoon the feeder roads were backed up all the way down past Rayford. Glad to hear emergency crews got all the main lanes cleared and reopened eventually, but it certainly wrecked showing schedules across south Montgomery County for the day.

- War of the Woods rain game on Friday
The atmosphere for War of the Woods is always electric, rain or shine! I had clients in town looking at homes in College Park and Alden Bridge, and I told them they had to go experience a local CISD cross-town rivalry game firsthand. They texted me halfway through covered in trash bags and said they were having the time of their lives. TWHS pulled off a solid win, but both school spirit sections were incredible out there in the storm.

- Lone Star College lower tax rate and tax bills
Yes, it applies across their entire service area. The Lone Star College System board sets one tax rate for the whole district, so property owners in both Montgomery County and Harris County get the same rate applied to their net taxable value. The key variable is just how your specific county appraisal district assessed your home value this year.

- First impressions of the new Crunch Fitness (especially the kids club)?
I have had two families relocating from out of state ask me about gym options near that corridor this month. It is nice having another affordable option on that side of town so people do not feel forced into higher-tier club dues if they just want standard cardio and weights. One client who joined last week mentioned the kids club staff was very vigilant about checking parent IDs at pickup, which made her feel much better about leaving her four-year-old.
