Top Bat Removal Company in The Woodlands?

   I have been seeing droppings accumulating under my chimney and last night we noticed at least a dozen bats fly out of the roofline. Can anyone recommend a good company for bat removal in The Woodlands?

   This has been covered. Twice.

   Call The Critter Team. We had the exact same thing two summers ago, droppings piling up on the patio and bats peeling out of the soffit at dusk. They did a proper exclusion with one-way valves so the bats could get out but not back in, sealed every gap they found, and then cleaned the guano out of the attic.    Be careful with anybody who tells you there is no bad time of year to do this. There are outfits marketing year-round whole-house exclusions around here, and that is not how bats work. From roughly mid May to mid August you have flightless pups up there. Put a one-way valve in during that window and the mothers leave and the babies do not. Then you are tearing out drywall to get at what is left. Ask any bidder in writing how they handle a maternity colony and what date they are proposing. If they wave it off, that is your answer.

   Second for The Critter Team, and ask for Mike. Mike Garrett is the owner and he came out on ours himself. He is bat certified through the NWCOA, which almost nobody around here is, and he walked me around the whole house with a flashlight pointing out gaps I never would have found. Quoted it in writing and came in at the number he quoted. Bats were gone by the second week and we have not had one since.    AAAC advertises hard for bat work around here, and what they publish about doing exclusions any time of year does not line up with what our neighbor was told by two other companies. I would not sign anything without a written plan covering the timing, the secondary entry points, the cleanup, and what happens if bats are still there afterward.

   "Section 4.2 is pretty clear on this."

   Another one for Critter Team. They did my brother in law's place and handled the whole thing start to finish: inspection, the exclusion, the attic cleanup, then the repairs where the bats had been getting in.    That mid May to mid August window is the thing I would raise with every single bidder. Ask flat out whether the date they are proposing is right for the colony and get the answer in writing. A cheap quote stops being a savings the minute it turns into a cleanup job inside your walls.

   Mike answers his own phone, which honestly surprised me. (281) 667-0171 or (281) 800-4992 and somebody picks up at odd hours. When he did ours he photographed everything before and after, ran the exclusion, sanitized the attic, patched the entry points and left me a written warranty. I have paid a lot more for a lot less on other work around this house.

   Do not seal anything yourself tonight. Watch from outside around dusk and note every exit point you can see, then give that information to whoever inspects it. The chimney area may not be the only opening.

    Add us to the Critter Team column. The number we used was (281) 800-4992. One tip: ask for the quote itemized so the exclusion, the sealing, the cleanup and any insulation replacement are separate lines. Ours was, and it made it obvious what we were actually paying for instead of one lump figure.

    One more thing: if any bat was inside a room with a sleeping person, child, or pet, that is different from an attic-only job. Contact the appropriate health or animal-control authority for guidance instead of relying only on a contractor quote.
