It is not huge yet, but I know how this goes and it is definitely going to get worse if I ignore it! Honestly, I have been dreading calling anyone out because the last contractor we had tried to convince me that I needed an entire roof replacement when it was literally just a stupid pipe boot that needed replacing. Total waste of time and money! I have been seeing yard signs around the neighborhood for 1st Choice Roofing lately. Has anyone here actually used them? Are they pretty chill, or are they going to try to push a whole new roof on me too? I just want someone honest to fix the leak without the big sales presentation. Open to recs if y'all know someone good!

We had a stain in our top hallway last year and I was terrified we would need a whole new roof. We ended up calling 1st Choice Roofing after seeing their sign down the street in Sterling Ridge. The guy showed up on time, climbed up there, and told me right away it was just cracked flashing around a vent pipe. He did not try to sell me a full replacement at all. Fixed it right then and there and charged us a super fair repair price. I was so relieved.

They did not push a whole roof on them either. I had a different roofer come by two years ago who tried the big high-pressure pitch on me after my labs kept barking at a drip in the attic. Told me the whole deck was compromised! Had a second guy look at it and it was literally a twenty-minute repair. You really have to watch out for the ones who drive around right after a storm knocking on doors. Buster and Barnaby barked at the ladder the whole time, but the repair held up great.

If your repair requires replacing a significant portion of shingles, you must ensure the replacement material matches the existing color scheme approved for your section. It is always wise to double-check with the Covenant Administration office before allowing work to begin, as unapproved variations can result in a violation notice.
"Section 4.2 is pretty clear on this."

At 6:45 AM yesterday I watched two squirrels chewing directly on the rubber boot of a vent pipe on my neighbor's roof across the greenbelt. People assume leaks are always installer failure or aging shingles, but wildlife looking for moisture or sharpening their teeth on soft rubber causes a huge percentage of these boot leaks. Trimming your branches back away from the roof will prevent them from getting up there in the first place, and please stop leaving birdseed out near the eaves.
Do not feed the deer. Please.

I was so worried I would get stuck sitting through another two-hour sales pitch just to get a leak patched! Karen, good to know on the shingle matching rules. Denise, you are so right, we have a massive pine hanging near that side of the house so I will definitely have them look for squirrel damage while they are up there!
