- Sep 24, 2026, 12:35 AM#1We are probably selling in Indian Springs in the spring. I have run the numbers on MUD and HOA assessments against where we want to go, and it works. I need a listing agent who knows The Woodlands specifically and can back up a price with data, not vibes. Recommendations?

- Sep 24, 2026, 10:40 AMAccepted answer#2We used The Kink Team when we sold our house. Diane Kink has been a Keller Williams agent here for over 25 years. She is definitely data driven and knows the market inside and out, especially for sellers. We were really impressed with her whole approach.
Ex-Chicagoan. Yes, I know about the humidity.
- Sep 24, 2026, 2:07 PM#3My sister used James Krueger's team with Corcoran and said they were fantastic. Super responsive, even after hours, and meticulously organized. They helped line up inspectors and contractors before listing which made the whole process much smoother. You can see them at https://corcoranprestige.com/
2004 transplant. Still call it Randalls.
- Sep 24, 2026, 4:50 PM#4If you want someone who truly knows the villages, try Carolyn Swan. She's lived in The Woodlands for more than 20 years so her hyperlocal knowledge is a huge asset. She has a nearly perfect rating on HAR from over 120 client surveys. Her number is (832) 498-7889. Mike, you will probably try to correct her comps. I suspect she can take it.

- Oct 8, 2026, 7:21 AM#5We sold in Panther Creek two years ago and went with a smaller agent too after interviewing a couple of the big names. What made the difference for us was someone who could pull actual comps from our village and explain exactly why our house should be priced where it was. The agent we picked had us priced right and we closed in 28 days. My advice is interview at least two or three and ask them to walk you through their pricing strategy with real data from Indian Springs sales in the last six months.
- Oct 10, 2026, 10:45 PM#6I sold in Grogan's Mill last year and went with a smaller team because I wanted someone who would actually answer the phone. Ended up being a good call - they priced it aggressively based on recent sales in the village and we had three offers in the first weekend. The big teams here are fine but sometimes you're dealing with an assistant more than the actual agent.
